Zack Aboona Current tenants like to replace the old appliances in the condo
5 March 2020 | 15 replies

Jason Kucharski Is this considered tenant responsibility damage?
9 August 2016 | 18 replies
Maintaining includes stopping leaks. Now, if it was a leak somewhere they could not see - like behind a water heater in a closet where they would not normally look to notice something - then I think they could argue they shouldn't be required to know what happens in a wall behind a water heater in a closet. But, a sink leaking and causing damage that can be seen - that was on them to "maintain" which would include letting you know about it so you could actually do the repair. As far as the shower grout - I think that's a murkier situation.

He moved out a few years ago but remains my craziest tenant story, followed closely by several others, like the peyote cult leader who grew peyote in his closet (which he claimed was legal because his peyote cult had official church status) and tried to stab his roommate one night during an argument at a backyard bonfire party.

Jesse Choe Important Tenant Questions To Ask
6 February 2020 | 3 replies
I actually had one stutter and then tell me (it was a young couple) that his aunt didn't want them on her couch anymore LOL.See if they ask about laundry or about parking or look at how big the closets are - if they don't, they're desperate and are just looking for anyone who will take them.Nolo Press has a good book about screening tenants, too.

And you would be surprised at how they can mess up and admit they're sleeping on their aunt's couch, and they've worn out their welcome, etc. You'll hear the complaints, if they are high-maintenance types - "I don't know if this closet will work, can you put in more rods?"
