In my post above, I referred to the replacement cost as "replacement (rebuild) cost" to help differentiate.There are policies and endorsement that can increase the limit to, say, 125% of replacement cost (for extra premium), and policies and endorsement that can decrease the limit to, say 85% of the replacement cost (in exchange for lower premium).Besides determining the replacement (rebuild) cost, the other typical way of determining the policy limit is to use the market value, which I think is self-explanatory.

If I were to factor in the opportunity cost, as you put it, the best forgone conclusion in this case (continuing to rent) would be that I would lose liquidity in some funds used as a down payment, but I would also have reduced living expenses and equity in a home.

I base this on all of the independent MLOs we have trained since July 1, 2011, and what they do not know, as well as cases similar to the ones in California I discussed in an earlier post.I agree with you that people need competent advice, but I do not share your view that an attorney who is competent in regulatory compliance is only going to cost a "few hundred bucks".

Probably about the same cost as an umbrella policy and you don't have to worry about some judge telling some guy you owe him your life's worth.I am new to real estate investing, so someone please tell me if my logic is flawed as this is how I intend to own rental properties.
