I understand that being an agent is a relationship based business, and so my concern as the buyers agent is that the sellers agent wont give me any of those "There are multiple offers but if you raise the price by $50k its yours..." wink wink nudge nudge type pieces of information in the future because they'd rather go with an agent that isn't going to help the buyer nickle and dime their seller.Thank you,YoavSan Francisco, CA

I know I probably wont have any luck but is it worth it to turn it over to collection agency if they can collect anything?

Structure inside and out has suffered immensely because was not protected from the elements.

Usually they'll lean on building a lot of low quality backlinks very quickly which often gives a boost in rankings quickly... but then results suffer later. 

They wont explain detailes or if there cancelation fee, they told to skeep pages just put initials cause their read everything outloud but not the specific of cancelation fee or that loan will be in hundreds small credit cards, and ill get hundred inquiries, does they actually send anyone to collection?

Your team and Alvin helped many of my friends, you guys are awesome  at least out our way its common for the builder to finance the spec home as banks wont loan to the owner . 

I also wont get to cash flow immediately on this like I have on my North Charleston rentals but am at the point that I'm trying to build a mix of both types of property.I've also noticed West Ashley / Johns Island struggles to reach the 1% rule.This is correct, direct to seller is the best way to find this or its pretty rare without a large downpayment or STR.Are others seeing this as well or should I find an agent who is in the loop w/ off-market opportunities?

PS since I work as a capital partner just like the guy your using now. there is huge benefits compared to borrowing from HML or PML.. the benefits are basically if the deals start to wobble you have much more flexibility to work them out with your capital partner then U do a HML PML who wont show you the same flexibility.. mainly because they cant they are tagging their wholesale lines and there are rules for using them that your simply not aware of as the end buyer but will become very aware of if a deal cant be paid as agreed for any reason.  

It's very close to what other agent models are and it's for simple fact there is no ready way to make big cut's to those fundamental expenses without suffering major risk or loss of service.
