I've sold rentals before and almost always was asked for a copy of my Sch E.Also during the due diligence and inspection, try to talk to the tenants directly to confirm how much they pay, and also if there are known issues that haven't been repaired (roof leaks, frozen pipes in the same area every winter, etc).

But, it will be an authoritative "it depends".Tax write offs on their own are fun for speculation, however, a high income individual has other things going on that affect the answer.

Renting in these areas with a roommate or two will likely be less expensive than PITI in the 'less fun' suburbs.If you do decide buying when you move down here, I'd take a few trips and spend a week or so down here to help narrow the search.

@Maria WalshHi Maria,To your original questions, whether condo or SFH, you will not have a problem finding tenants, particularly in the winter months.

Garden usually is cooler in the summer and warmer in the winter.
