not sure about your experience but the second loan you got sounds like a great deal.most lenders really price by experience to get the really low rates very few will qualify for the best rates..Experience has more weight that fico in the HML world. 

It would be great to get a category dedicated to AI and housing!

I assume securing a Buyer is one of those responsibilities... and vetting potential buyers would fall under that category ...  

Doors (or clients) that require extensive and constant attention from my staff are not long for this world and will be cut loose.As @Richard F. mentioned, clients fall into those two categories (micromanaging, time-sucking parasites who place zero value on the value of your time, or the "don't bother me unless the house burned down" clients).   

So for example, a 761 credit score will be in the 760-779 credit category, then going down to 740-759 and so on.2.

Our approach for implementation is to break all repairs into 4 categories by priority:1) Health & Safety - most important as could result in tenant lawsuit2) Property Preservation & Government Requirements - don't ignore a roof leak that costs hundreds to fix now, but will costs thousands in the future.

Thou each states approach differs, they fall into two general categories (1) require licensure for wholesaling, making wholesaling a violation of licensure and or (2) disclosure and protection laws concerning “taking advance” of homeowners.
