How to Rehab with tenants in placeGreetings everyone,I have a little problem id like to discuss i bought a 2 story duplex in 2015 and i live in one half , the wax-ring from the toilet in my tenants unit was leaking, the water starting leaking in the kitchen below, im sure there is water damage between the floors and i like to get this fixed, whats the best route to take to fix something like this when you have tenants in place.

I think it is a good idea to see where you can cut some expenses but personally I would caution you from getting too extreme (Rice and beans in a cold dark house while you both watch the moths bounce off the flames of the candles for entertainment) :)One thing about real estate is it is a relationship business.

Building is in good shape, however all units need cosmetic updates.. paint, stripping/waxing floors...etc.Current rent is $375/unit and 100% occupied.
