Whether or not they add fees (or a percentage) onto service charges is a whole other ball of wax.  

I stick with "comfort" items: towels, welcome mats, kitchen utensils, fruits, hand soap dispensers, candles, etc...

It's great to have the advantage of tax deductions when you're self employed but you can't burn the candle at both ends if you want a conventional loan.

If you're simply painting and new flooring and reselling, that's a whole different ball of wax than a second floor addition, new kitchen, 3 new bathrooms, gut rehab.

If you took photos of your used car newly waxed, in a photo studio, with no up-close pictures of all the nicks and dings.. do the pictures really match the expectations? 

Work RE on your off hours and burn the candle at both ends.

I think it is a good idea to see where you can cut some expenses but personally I would caution you from getting too extreme (Rice and beans in a cold dark house while you both watch the moths bounce off the flames of the candles for entertainment)  :)One thing about real estate is it is a relationship business.

When I was a kid in the early 80's, I cut grass, shoveled driveways, did all sorts of yard work, washed and waxed cars and babysat all the time.

Building is in good shape, however all units need cosmetic updates.. paint, stripping/waxing floors...etc.Current rent is $375/unit and 100% occupied.
