I’m open to all kinds of ventures and working together within WA or out of state.

I have felt like I am going about this venture incorrectly.

I would look into getting into a  Joint Venture with an experienced investor for  a  while and splitting profits on the deal using a structure

Never a good idea to tell someone who is advising on this forum that they have mis conceptions about goals.. they are trying to help and may have misconstrued your postAnyway your plan is solid and I think you will will get there alone or using a  Joint  Venture investor  for sure

If I was to venture a guess (just a guess), the Fair Housing Act might fall under the federal governments power to regulate "interstate commerce" because the buyer or tenant may be coming from another state.

I was told the best thing to do was establish an LLC as I begin my venture.
