I think it would be a disservice to all of the consumers who utilize BiggerPockets to learn and network with professionals and service providers to not have this new information given to them.Bob Prisco (aka Bob Stevens) actually utilized a 2nd BiggerPockets profile from 2018 to 2020. 

Include expenses like utilities, HOA fees, and reserves

I've been getting a card or two a year to increase my limit (indirectly lowers utilization as well if you don't charge it up) - it does hurt the overall credit age though

Does the 60% the condo-hotel takes include the HOA fees or utilities or replacement of furniture/repairs to the unit like plumbing or stuff like towels and sheets etc?

A standalone ADU is almost always going to cost more than doing an addition, so the value added or cash flow increases will have to justify each.I work with a team of investors who will buy SFR homes then build a new ADU on the lot and add a separate drive way and meters for utilities in North Texas. 

Since your friend covers utilities, this offsets some of your cost.
