Thanks for your comments - can you guys elaborate a tiny bit - what would that look like for you and how would It differentiate and be more valuable than a normal design consulting retainer from another designer?

I think the theory now is they are not as readily available .. and you do have to work those.. you just dont buy the note and sit back and collect and then get paid off never once missing a payment or ever talking to the borrower.. your in the asset management debt collection business its a business and can be a darn good one.. but think its different than being just a passive note investor.. your a different investor plus your dealing with tiny dollars..

It's true.. around bp I am a tiny fish in the commercial side.

I am just wondering if the preapproval process is basically like an IRS audit where they check every tiny detail.

In my case it was a tiny portion at the edge of the property and had little effect on me.Yet another possibility is that this garden and the encroachment has been there for some years and the neighbors may have gained possession of part of the property via adverse possession.  

We have the cash to get 1-2 places locally, or get a tiny beachfront studio that we could occasionally make use of.

What I *dont* understated is if a 721 Exchange can be/is ever used on a 'tiny scale' (relative to REITS) of just 1 to maybe a few properties to add more flexibility going into the newly aquired property(s)?
