The seller is threatening to cancel escrow and sue me for the earnest money.Can they actually do this?

Does this only work when the owner is threatened with foreclosure?

Hi, we’re looking for some advice on how to deal with a tenant who is threatening to sue us over a mold issue in a rental home we own.The issue first came up in October, whereupon our property manager immediately abated rent and arranged for mold testing to be done. 

But, once a lawsuit is even threatened you cannot take action on this - it is a proactive move.

Desperate people do desperate things, so don't push so hard the tenant feels threatened.

If you feel genuinely threatened it is definitely not worth putting yourself in harms way for anything in this business.

They say the tenants are amazing because they don't want to lose the privilege and if you have a problem, you can just talk to their officer (I don't think that's the right word but can't think of it right now) or threaten to and they snap back in line.

They finally gave up and let me continue the permits for the year after I printed off the information for them and threatened to go above their heads!

The first time I asked she responded that she would see if she could order the statements, but threatened to charge me with a late fee, even though there is nothing in the lease regarding late fees for utilities.
