An additional note, of the three different quad-glazed windows we examined for use in renovation of our own house, they all required a minimum of 2x6 wall thickness and would probably work better in a thicker 2 x 8 stud wall.Insulated spacers in a triple glazed vinyl window (I've yet to find one with a real insulated frame) will probably give you the best performance / cost ratio.

You typically have to go to a spray foam because it has the highest R-value to the thickness, and even then you're typically furring out the ceiling below to make room for the insulation.

I am a clueless investor and I do say that seriously because I'm from NYC but I have been doing my analysis, study, physical drive around, research and talking to other Newark investors and came to the conclusion that if you purchase multi family for 30-40k which there's plenty at that price on the MLS and fix it for 60k then section 8 all the apartments, that's cash flow with a fast payoff. this is the strategy that I have focus on that will work in Newark, any other strategy I would not advice.Again you have to have thick skin cause is in the lower class areas but last I check, money has no class standard.

Adding another coat of stain would be $400 from the floor guys and they complained that it was a thick (not water-y) stain so it was harder to apply.
