I'd keep a reasonable reason for you to visit the property, say by Feb 1 to change the furnace filter and make sure you don't have a grow house or something along those lines;) I see you are in CA, make sure you are covered in your lease for grows, illegal substance, etc.

@Lester Carbonell Try reading some of Don Campbels books they are good for beginners with lots of real substance, some people also Like Kyosaki but I find his books lack real strategy or substance.

Generally illegal activity within the unit is grounds for eviction... all my units are also non-smoking so if they are smoking an illegal substance, they're violating twice over.Frankly, I'd get them out... the longer they stay, the worse that smell is going to get and the more it's going to penetrate every pore of the residence.
