After getting ghosted I received at least half dozen other requests hoping to take the persons offer).  

I have placed on all the free sites and start getting requests but is slow, any ideas or experience on which works the best?

We've had luck where if the family is able to move back in to their home earlier than expected, the relocation company has been OK with us looking for new residents without the company requesting a refund for the overbooked days.

My limit is set to $500, and I never was sent a request for this repair.

But I have done this...I called my electric company who sent me a form to complete on what I was requesting and paid $300 for their engineering team to come out and develop a plan for bringing in the wire, dig estimates, etc.

@Rene Brodowsky appraisers, like most workers, will take the path of least resistance if allowed.Appears they are using an AI system to valuate your home.As suggested already, you may want to request an actual appraisal, which you will have to pay for, and send your own comparables to Huntington Bank to try to guide the appraiser.Otherwise, you may need to try a different lender.

Just a reminder when you buy a property you can request that the sellers pay for most or all of your closing costs!
