@Josh Carpenter Many years ago I had wine and appetizers at my bed and breakfast every afternoon for my guests.

If you are asking what to look for as in bed/bath ratio, at least a 3/2 would be ideal in my opinion.

We advertised it as a "bonus room/ office" and I think that helped attract the right applicants (they were not expecting a 3 bedroom apartment and then arriving to find out it was only 2 beds with an awkward bonus room).  

I'm exploring all options at this point including finishing the home with other builders, as well as selling what has been built (slab and block walls of a single family home 4 bed 3 bath) to another builder or investor.Does anyone have any recommendations on where to look for potential buyers for something like this?

It is a 1600 sqft house, single story, 3 bed 1 bath house.

Any B&B investors out there? Looking to purchase one and struggling with the right calculators to determine the real metrics.

The new owner had it from 1986 to 1997 and when he sold it they listed it as a 1 bed apartment (according to the MLS listing from 1997), so we are pretty positive he converted it during his ownership. 

Check Airbnb listings to see what’s booking - you’ll notice lavish game rooms, bunk beds with slides, murals, etc.
