A little history on my investment real estate journey if we can call it that….Back in 2005 my wife and I bought our very first home when we were 24/25, 3 Bed, 1 ½ bath 1500 sqft single family home for $167,000.

There are risks relying on a single OTA; too risky for my liking.   

It is an awesome system and does everything for single and multi family management, makes our difficult job so much easier.

We currently have six rental units (single and multi family) and one flip under our belt.

The findings are particularly interesting for those focused on the Columbus, Ohio market, which topped the list for both two-bedroom and three-bedroom rental searches.The report also notes a shift towards more apartment searches, influenced by the scarcity of single-family homes and rising interest rates.

I suspect it will be well used and have high maintenance costs.Software: office of google office, asana, possibly quickbooks (i would normally not suggest for a single rental, but the rent by room compounds things).  

@Jordan Moorhead I know of many single-asset syndications as well as funds that pay distributions but have negative operational cash flow.

I am single and 42 and doing this all on my own... no one in my family has any experience in the investing side of things, so I am truly starting from scratch.As of April 2025, I will be moving to the Charlotte area (along with my two pups) and putting a renter in my Austin house. 

How are guests responding to the multiple units on a single lot or is it a larger piece of land?

This is a single private sewer line that runs down the middle of the houses, and each house connect to it.
