You cannot discriminant against sexual orientation. 

Delayed gratification is the secret sauce, while many look like overnight successes.

Any person, regardless of age, gender, race, sexual orientation has to succeed in these things.  

Billy will have more write-offs and a lower tax bill in year 1 (instant gratification) but gets jammed up when it's time to apply for a mortgage, while Sally gets that same dollar amount tax break spread out over multiple years (delayed gratification) and has less problems growing her rental empire and getting additional mortgages. 

It allows you to put in a specific address, choose a time period, indicate all crimes or just select ones, and even has sexual predator info. 

Even if you rent to a female, you have near ZERO control over guestsThe right person is the right person and you screen as best you can to mitigate any risk....but you cant eliminate it...... and guest don't even get screened, so that is totally out of your hands....You could rent to a nice little old lady....seems 100% harmless...... but her dead beat son is a register sexual offender....... cant control his visits.....

You're laying the foundation for success by delaying gratification and being future-oriented!

My hypothesis is that we live in such an instant gratification world that some people forget that "anything worth doing and doing well takes real effort, unwavering commitment, and time" (this is nature - pregnancy takes 9 months, seeds take a while to become a tree).

People also seem to be bad at delaying gratification, working hard toward a goal, setting up the systems that you need in order to succeed.

I looked into the guy and he was charged with a Class B Felony for sexual offenses with a boy under 14....yikes.
