@Gabe Amedee, why would you "feel" that a Mortgage Broker unmasking the mortgage broker's secret of LENDER to BORROWER credit would be geared towards SEO? 

Most of them require you to be accredited I think but you can also just browse to get an idea of the deals they offer and the syndicators that offer them.Finally, if you're interested in syndication I would recommend the real estate guys 'secrets of syndication' event and also Michael Blank's course.

So I wanted to create a small team where specialization would become the secret to hopeful success of my first "project".

One way or another you are going to pay for your "tuition" - either a. being scammed by gurus hoping they will teach you the "secrets" on how to become a millionaire in your first year/month/property/flip/deal, or b. while doing mistakes in your first projects/deals (but at least you get something out of it and is the best form of education)  or c. putting a lot of time, effort and resources in learning about real estate investing industry (and that includes marketing, financing, negotiation, contracting/legal, taxation, hiring, project/people/property management, etc.).

@Baudouin Charles a good rule is to not keep any secrets.
