Would hiring a professional to set up your first LLC really be that big of a financial strain??

In fact, let me preface with a quick list of pro's and cons for a multi-family as compared to a single family.Pros:Proportionally lower taxes/insuranceEase of management(locationwise)Lower roof capital expendituresHigher rent to price ratioRarely fully vacant - can reno-rotate tooLow price volatilityCons:May pay minimum management fees due to lower unit rentsGreater potential for delinquency/damage(Much) higher HVAC capital expendituresLow price appreciationOverall, it's a somewhat bizarre phenomenon to me to watch the money rushing into multis. 

It would have been nice if your argument to the current lender was based on a 2 month old appraisal that was recorded...especially if the bank actually uses the same source as one of their approved rotating appraisers.

Come up with another plan that doesn't put them in a fragile spot, and cause a strain on your relationship.

I think that's awesome and I tend to see it the same way...that rotation in and out of even hold properties is the way to go.  

Rotate them around properties or trash them and buy new each time.  

PT will help it last longer, but it will still rot at an accelerated pace. 

I buy sets of 6 Kwikset lifetime warrantee deadbolts and locking door knobs, I have plastic boxes that hold all six sets and I rotate them.

A lot of the questions on this board rotate around investors not knowing if the numbers work on a deal.
