Cold calling works well if you are confident and comfortable in it(only one way to get comfortable is by repetition). 

It can be daunting at first, however, with time and repetition it becomes like second nature.

The real knowledge comes from doing the job, the national average for agents is 7 transactions per year (between a piece of land, a condo, a duplex and 4 completely different houses - you have almost no repetition within a year, which is what you need to get proficient at anything).

Yes, that person has to be really responsible, but I've avoided repetitive multi-tenant issues where I'm put in the middle of issues like the one mentioned at the beginning of this post.
