The architecture of the house has been maintained with hardwood floors throughout, floor to ceiling windows and 14 foot ceilings (although a pain when accessing anything like lighting). 

I think syndications were less known to the general public back then compared to this cycle  Some interesting post-mortem analysis to be had for sure; I’m just relieved that I’m sitting on the outside looking at all this.

Syndications won’t work there.You’d need private investors with a huge risk appetite but even someone like me who’s invested internationally for years wouldn’t touch that country with a 10-foot pole.

Specifically, I’m looking for insights on cost projections, especially whether the cost per square foot tends to decrease with larger projects, and what budget I should allocate to ensure this development is profitable.Guidance from someone with experience in similar projects would be invaluable

I looked up the lot minimums for Shelby County, and these seem to be 15,000 square feet with a 100 foot width.

The land has two structures on it I would like to use as rentals, a small 400 square foot pole barn that I would like to turn into a studio loft apartment and an 800 square foot cabin that some needs work before being able to rent.

Those folks simply can't be relied upon to relay inquiries, showing requests, etc or to put your best foot forward.  

I am very eager about getting my foot into real estate and purchasing properties within the next 6 months.

Any idea on what would be the per sq foot construction cost for this project?
