If you hire a friend or just pick someone randomly you will get mediocre results.  

Get to know that market well, the  class of neighborhoods, and don't pick a random Midwest city just based on numbers someone is telling you (e.g it will cash flow x amount $$$). 

@Juliet Banks The flip side of that argument is why ruin your own credit when you can allow some random moron to do it for you.

I’ve had other random issues come up on holidays or weekends late at night with guests.

Does anyone know for sure if calling random people to buy their property is covered by the Do Not Call List law?

If you purchased a duplex in some random market, USA for say $200k, you'd like be putting 25% down for the non-owner occupied investment which would be a down payment of $50,000. 

when you click on one of the tabs  for account manager and another person it just goes to a random linkdin page.. strange..  

Or, if the idea of roommates is off-putting (and who enjoys other random humans that much?)

That makes sense...I was trying to think of a more creative way for people to get a start in the industry rather than the random requests for clients they throw out online.
