Provide clear instructions on where and how to pay to avoid confusion.Recover Security Deposits: The current property manager is legally obligated to transfer tenant security deposits to you or the new management company.

If you want them to leave, provide them legal notice to leave.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

With this in mind, I recommend exploring other investment strategies that may provide better cash flow and ROI.

My accountant was lazy, not well informed and provided bad advice.

I know that ideally, I reach out to my broker or any other reputable insurance provider to get a more accurate estimate.

If they are the one providing most of the cash, they might not want to carry that liability, but you've already negotiated with your partners on this and then the bank isn't cool with it, you could be in a pickle.
