Also, once you have seen the home with the listing agent, they technically have procuring cause in order to get a commission, (atleast in michigan), so trying to switch to a different agent midstream would likely cost you either the deal or additional money because you would have to pay your own agent out of pocket. 

These deals do not come from brokers as I am the one who procures them.

I guess I could speak with a loan officer about procuring an FHA loan on a property that is already fully occupied and see if it’s possible?
