Thanks for sharing, the POA to access the original docs is a great idea, and I'm totally stealing it for the future. 

However I did note that houses are mostly really old, e.g. 100 years or older... any idea if this poses challenges in things like lead paint presence, outdated wiring, rusty plumbing, etc., or have many of the homes already been updated?   

You didn't mention what kind of law you're practicing. 

But we also like the idea of having the highest cash flow possible.

My wife actually is somewhat open to the idea of investing in Japan though.

If the rental income looks solid, it could be a good idea to rent it out for some steady cash flow.

I've been analyzing a couple deals in the OH market recently to get some practice (my research tells me it's one of the few decent cash flowing markets).

My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence.
