Even with a turnkey, I'd recommend doing your due diligence, getting a full inspection and sewer line scope and if possible physically walking the property yourself if OOS.

Physical assets MUST be investments-- need to think at minimum trading equity so 8 years, but more so in the 10-15 year timeframe.With that said my poc for the Smokies still seems very optimistic and thinks I am a vulture as recently as end of February.

Especially since we've all heard of horror stories involving tearing everything apart to have it inspected, and re done.The other thing I have heard is "it will only be valued as a 2 bedroom 1 bathroom" even though the appraiser will physically see a 3rd bedroom and an additional 3/4 bathroom.

The difference is that the physical assets which make it harder for quality control.In average, it took me about a year to build a strong team, with a lot of hands-on involvement, but I spent a lot of time looking at the work.Currently, I am building a team for my portfolio in Dallas that I have with some investors, but I am here so I can look at the work closely.What I have seen is that is better to have one or two employees in a payroll and then all others as contractors.
