I personally am interested in creating a long-term rental portfolio but I'd be interested in hearing any strategy, ie. house flipping, short term rentals etc.

This is probably a place where you go to one of the personal loan sites to borrow money or maybe a credit union. 

Yikes I am almost afraid to jump in on this one, however, I know Joe personally and he is not a scammer.

I can provide support of checking in on contractors, staging rental properties, walk potential leads to give you an idea of the property in person or what the area is like, meeting with agents, and drafting scope of work for projects. 

@Ryan Raven most states don't care if you screw up the management of real estate you own personally.The government does have a problem with an unlicensed person/company screwing up the management of properties they do not own.

I know some will differ here but I will offer my personal opinion like many others have.

Melanie, as much as I understand where you're at with this, I would have to disagree based on personal experience.

Personally, if the property is in a bad area, this will give you headaches no matter what.

Personally, I'm waiting for the lawsuit by a seller against his own broker for refusing to vet a potential buyer and then show to a qualified buyer.

I personally would recommend it but it isnt the best run 3 day.
