@Chris Kay finding a quality, cost-effective contractor is extremely difficult:(There are thousands of contractors that are great talkers, but rarely perform within budget.Standard bait & switch is to lowball a bid, then once they get started all sorts of things "pop up" that somehow their bid didn't cover.

I’m thinking with a 2.25% rate, that’s a good mortgage to hang on to if it performs well as a rental.

What tenant screening sites has everyone had luck with?

I see no value in it for evaluation.Realestate.com has always been a good site for accessing properties, but they do a poor job of evaluation. 

No, DIY is not the same as a virtual site visit or a study done by engineers @Dana YobstAs @V.G Jason said, you could very likely cost yourself more in time and money.

I can only speak to the Texas market, where malls that focus on creating consumer experiences (coffee shops, kids play area, entertainment-based tenants) are still performing well even in this age of online shopping.
