When there's a secure area (like a back yard) I'm all for adding a picnic table and nice outdoor furniture (a guy who owns a coffee shop gave me all his outdoor chairs and tables when he bought new ones and so I reward good tenants with nice backyard outdoor furniture).

When you have temperatures below 0 and a couple feet of snow, people are much less motivated to move into or around the area.

I have two buildings where the utilities are shared and to avoid high temperatures in the the apartment in the winter, I install programmable thermostats that limit the upper temperature.

If you want to check, maybe buy a couple of daylight and a couple of 2700 K ones at the store, and try them out at your house.This rating (the color temperature) is not always on the front of the LED lamp box.
