I don’t have an immediate need for the equity transfer but it seems like the right thing because mobiles are so hard to leverage and I don’t want this new property using up all my equity indefinitely. 

We have a dozen or so properties there, that are without water indefinitely, perhaps as long as month.Of course, that's small change compared to the utter destruction and loss of life.  

I'm currently on the hunt to find what STATE in the U.S that has the fastest process to obtain a brokers license but also can offer reciprocity agreements to multiple states.

Perhaps a Green Card if you are going to stay for a long time or stay indefinitely.

Some of our initial baseline, no-go, criteria when we first listed were: 600+ credit score, no evictions, no bankruptcy, and income 3x rent... however, after finding that very few interested parties were eligible to even "enter a review phase" of landlord verifications etc, we loosened up a bit and went to an objective scoring model that I tweaked from a few ideas obtained after speaking to both rental professionals in my local area and some on this forum. 

Likely would move it to weekly, if you can pump it entirely out of the basement then it's handled indefinitely (you just need to check on the bilge pumps). 

For example, many will obtain a homeowner’s policy for a vacant flip – at about 1/3 the cost.

Is there a way to obtain a reliable number?

From the title insurance, the road says public rd, we also obtained fr title company of a grant deed fr 1963 that says “reserving easement” of this same road.

I don't think the seller of the 6 plex will wait an indefinite amount of time for me.
