Here we go into a bit of an obscure topic...My understanding is that a UTMA account is a way to transfer money into a minor's name so the minor can later use it for education or other purposes.

Instead of giving notice to everyone with an interest in the property that they may lose it due to the taking, the feds publish in some obscure place one time that the property has been seized and that anyone with an interest needs to step forward to make a claim within a short amount of time.

In other words, you use the comparison between the numbers to obscure the fact that 4% is still extortionate.Pretty much anyone will tell you when looking for investments that the best investment is to pay off high interest debt first, eg. credit cards, and then they will ignore that 4% because "that's the cheapest money you will ever borrow".

I became tired of the BS and too much drama.I like commercial tenants because I can see their liquidity and net worth statements and there is less red tape with obscure laws slanted toward the residential tenants rights.I am in awe of how some of you deal with the residential tenants all the time.

We will people with foreclosures that went a short period of time (6 - 9 months) if they have a clean credit report for the past 2 years.We will never take tenants with any evictions or if they ever forced a prolonged foreclosure as 1) They have tasted what it is like to live rent/mortgage free and they just might like the taste of that 2) They probably know all of the loopholes and stall tactics in the book as well as every obscure right they have.Pass on them.
