The closest I have come to this was when my handyman had to notch out a tiny portion of the studs to get a new tub in place, but it was nothing like tearing out a wall.

Other advice is probably top notch compared to mine but I'll give you the guidance that I've been following so far.#1: anything you can learn from those costly seminars you can learn by networking with those who have done it and reading RE books/listening to Biggerpockets podcast and asking questions on here.I also took a free seminar and it was 90% hype 5%give me your money 5% information.#2 listen to Biggerpockets podcast #142, 22 1/2 actionable steps to get started.

I've had some experience in FL with rehabing 1920's-40's and most of the time you have no idea what it will take.You need to locate a top notch home inspection company that can get you a report and video of the crawl space, attic and any other structurally significant area that you can share in the planning stage.I just had a new construction home designed in S Fort Myers modeled after a 1940's bungalow and hiring the right people will make or break your project.

Now other areas it can be far more difficult to find really top notch teams already in place, but I have found some I can work with after a lot of due diligence.I really suggest that if you can focus on your own area it is best to do that, and JAX is such a good area to invest in, that at least until you have a well built portfolio locally, I wonder why you would consider going elsewhere.

I started investing with a top notch turnkey company in Jacksonville back in 2012, and they met the 1% rule then, but prices have climbed quite a bit since, and rents have not up the same pace, so the cash on cash is definitely less for those investing today.
