From what I have gathered Ohio, Pennsylvania, and Michigan tend to be the states that keep appearing as the best spots for potential Section 8 landlords, at this moment in time.

While we hope rates will continue to trend downward, we can only work in the moment and with current rates.

I know the tools aren't always 100% reliable due to bad data so I'm curious if anyone here as experience with STRs in Albuquerque.It also seems like STR regulations aren't super strict at the moment - need to register for a permit and comply with various rules around occupancy limits, acknowledgements, etc - nothing too crazy.

What areas are you exploring at the moment?

I can raise the money from potential LPs but I do not have the skin in the game that I would need at the moment.

You definitely want to do a full tenant screening because at any moment that tenant can lose their voucher.

Do you have a particular need at the moment? 

I must admit I did second guess myself for a moment there, but I have gone over every possible financing scenario that I could think of (that I know of) and this is the best one for me now. 

I am located in Western Canada (previously was in Toronto) and its just wild at the moment.
