However, you seem to be the resident lender and moderator here on BP, so your comment is not unexpected.  

My understanding is they are very efficient in moderate climates but in areas where you have extreme temps, they may not be as effective as you want.

He couldn't pay it before, so I doubt he would be able to pony up the money now.The house is in a good location and needs a moderate amount of repairs, the numbers are positive.

Based on my analysis using the calculator, with moderate assumptions,  I think this is a reasonably good long term investment.
