It has been a rewarding journey and the transition from salaried employee to 100% commission was scary but has been rewarding and I have been able to surpass my highest W@ in coaching with my new role. 

I really want to start my investment journey but I'm not sure if an out of state property would be a good choice while renting in NYC or if we don't move, to move to a cheap market, live in the property for a bit and then rent it out.

You definitely want to use a thorough screening method like rentprep.com that gets their income, credit, background check, and call at least 3 references (make sure to verify them by address/job and then their name).

I was thinking more of like either refinancing my current VA loan or getting a HELOC and using the equity I have to acquire rentals and potentially doing the BRRRR method to recoup my initial investment.

Although the journey has been worth it, I've sacrificed quite a bit from a personal lifestyle perspective, relationships, etc.
