If I get the flipping calcs done correctly (no pun intended), what else do I really need to pay attention to, especially doing my first investment?

@Chris Lopez You hit the nail on the head, no pun intended.

I have used peel-and-stick linoleum at the low end with Berber carpeting, while at the mid range house we have used an Allure type product to harden the flooring with tile , and at the higher end we have used hand-scraped wood flooring and a nice size or designer laid out tile.Appliances have ranged (pun intended)...I look for package deals in local flyers.

If you are going to cater to younger crowds then it's probably not a big deal, but if you are targeting families then it might create negative reviews down the road (sorry for the pun).  

I think as it relates to the man on the street      Not much... if you own a small community bank your for it for sure.. the oversight is over the top no pun intended.
