In order to access the equity (which on a flip is the profit), you must sell the property...and "melt" the cash to a liquid state.Each form of cash has its own role:1 - Cash flow must recover all costs,...cost being all the cash (and only cash) that comes out of the REI pocket into the deal.2 - Equity, must duplicate itself thru appreciation (only).

When they arrived the kids were licking ice cream cones fresh from the DQ drive through (or maybe they stopped and went in for 45 minutes) ... they were offended that he did not let them in late to walk all over the new carpets with their melting ice creams.

@Steve Olafson if one was in the Bay Area during the 89 quake and the war.. we had a mini melt down in RE prices.. that was basically regionalized.. many don't remember or knew of it.But BAy area prices even on the peninsula and SF dropped 50%... far worse crash than the 07 to 09 slow down the bay area experienced...

Even in the worst of the melt down the rents did not drop significantly and only those that were balancing on a razor's edge financially should have had issues if they were holding for the long term.

The plastic on my baseball cap which I had on backwards (because that’s how I roll) had melted onto my forehead, and the soles of my sneakers had literally melted away to a mushy mess.

I have also seen newer houses with heated driveways to melt the snow -- this could save on snow removal and also reduce the chance of injury on the property.You could also control door locks to let service people in to do repairs etc.As for creating a selling point for tenants I think offering the ability to control lights, temperature and shades can definitely add value.
