@Kyle WardSounds like you’re better off winning the lottery and using the proceeds to purchase properties all cash.

The reason most lottery winners and professional athletes eventually go broke, is they are not accustomed to being wealthy and are impulsive. 

Even if you see a 2 unit property listed as a lottery property, it is most likely an error.  

Unfortunately, lawsuits are a new form of lottery.  

If you look at it honestly, it's really free money, which means the "returns" are on par with a winning lottery ticket because the money was going to the mortgage, anyway.

That sounds like a very long time, but of you think about it, living off passive income indefinitley is pretty much like having won the lotterie..Here is what I suggest: keep acting in your free time, teach kids for a living and figure out a way to replace your job income with real estate.

Remember they will buy their lottery tickets, cigarettes and booze before they will pay their rent.

Playing the lottery is not a business venture, it's a tax on those who are bad at math.

I call that Powerball marketing because it's about the same as using the lottery as your retirement plan.And you're right.

But I have seen equally irrational behavior among some Colorado counties that refuse to have open bidding, and sell the large majority of properties without competitive bidding via a lottery style approach, effectively cheating the County of $50,000+ in over bids a year.
