Trying to keep the logic simple if every house you own you can deduct 3 main categories on your taxes (property taxes, depreciation, mortgage interest) if I paid off a house I would make more with only two primary deductions.

If the overall quantity of commissions is projected to be reduced by 25%+, the most logical place for brokers to save is to renegotiate or locate a better house split.

but also, keep in mind that as much as SF would appeal to buyers, there's really been an uptick in trying to force it down sellers' throats. it's not for everyone. whether we agree with his logic or not, if he doesn't want to SF, he doesn't want to SF. it's a good tool to have in your toolkit, but don't waste energy trying to force it.
