I know I need to give a bigger weight to OPM while getting started, and likely will as I get closer to my first residential deal.

We will have to invest more capital than we originally planned to fix the damage, which will lessen our ability to re-invest in other properties, but the cash flow and rate of return on the property still work even if we estimate out what we think repairs will cost. 

I can see where you are coming from regarding weight bearing but, most weight bearing walls on a standard home are close to center or perpendicular wall intersections making in impractical in some cases. 

Because their opinions typically carry a lot of weight and if they speak out against you, I'd be willing to bet that you'd have a tough time getting approved.

We have a few good ones now, and good contractors are worth their weight in gold!!!

I think the repair time is a minimal factor, or at max 30% of the weight of any deal.Brian Pulaski Yes, every state is different also the financial avenues used on the sell and buy, i know someone who buys a house with all cash (no lenders) and no contingency.

I look at the MLS daily and I know instantly whether I am interested in a property or not when it comes on the market.A couple years ago I didn't put much effort or weight into searching for off market deals but the last two properties I have purchase were off market deals. 

Each investor will look at each metric differently and give different weights to those metrics based on their personal financial goals and what they want to see out of the properties they are investing in. 

I also indicate other things as well on the lease such as weight limit, pet deposit (which was not collected from the tenant) and monthly pet rent (not collected because I specifically asked the tenant if she had any pets and the answer was no).
