I can see where you are coming from regarding weight bearing but, most weight bearing walls on a standard home are close to center or perpendicular wall intersections making in impractical in some cases.

I look at the MLS daily and I know instantly whether I am interested in a property or not when it comes on the market.A couple years ago I didn't put much effort or weight into searching for off market deals but the last two properties I have purchase were off market deals.

I also indicate other things as well on the lease such as weight limit, pet deposit (which was not collected from the tenant) and monthly pet rent (not collected because I specifically asked the tenant if she had any pets and the answer was no).
