The framework for residential is fairly clean cut but I'm new to the commercial landscape.

My company contracts out most of our maintenance- the people we write the most checks to are; handymen, landscapers and companies who perform drive by and mid lease inspections as well as process servers.

Gas station employees, mechanics, landscapers, and many others work in close proximity to petroleum products on a daily basis for decades and they don't experience health issues as long as they observe basic safety measures like washing their hands.

Especially if I was only leasing out the land, the tenant would be responsible for al, landscaping/tree maintenance.  

My strategy is to invest in rental properties for cash flow and consider flipping opportunities when appropriate.As a beginner, I'm seeking guidance from experienced investors who can help me navigate the landscape and avoid common mistakes.

most work is flooring, remediating the basement, paint and updating one bathroom along with siding repairs/likely window replacement and massive landscaping and  concrete work I like doing.

Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.

Home inspector, property manager (some states require various licensing), admin at a realtor office, contractor / trade apprentice, landscaper, home painter, lender, wholesaler, or co host / arbitrage STRWorking at a Lowe's or Home Depot would be good too.

I wonder if many of you feel that the landscape of the RE community has changed over the years to be a lot more supportive and inviting for newbies?
