I have been researching this a lot lately because I feel this could not only shelter me greatly in 2022, but make or break my chance of being a full time real estate investor (which Ive been chasing for 20 years now, police dont make a lot :). 

Next one I replaced the HVAC, the kitchen appliances, a little furniture.  

BUT, this is all conditional on WHO your agent is, not all Realtor's are the same, 80% are worthless part-timers, that's the truth and reality and NO, those won't bring much if any value.

Think areas where there aren't too many cooks in the kitchen already.
