So....the applicant has been such a pain the *** to someone that they required court intervention - and I'm meant to ask that person to pay me each month?

While I am not going to take sides with you or @Shawn Dandridge,I think the real point is that you should be screening out the tenants who you believe will need the intervention of their chain of command to make their rent payment (whether the COC will actually intervene or not).  

I think Govt intervention will play a part (at 2 trillion dollars) and boring old real estate cycles. 

He started to go upstairs to help those tenants disconnect one also but shortly after getting upstairs they all stopped without any further intervention.

All contracts are assignable unless other it says no.Even if they say "no you can't assign it" you can still wholesale it...Example...Get the property under contract...Market it.. find end buyer...Then make addendum to purchase contract by "adding a buyer"close the deal...Quit Claim the "Yourself" of title...In a nut shell YES - MLS Properties can be "wholesaled"... but with the government intervention (especially the GSE's)... it is alot easier to do equity deals or going direct with the seller...Jeff Coga

Some way or another whether by coincidence or divine intervention I came across a youtube video discussing "zero down" deals in which none of my personal money or credit is at stake.  

This was a timely read for me as my husband just lost his job and we decided it was divine intervention for him to pursue real estate full-time (something we had talked about but weren't quite ready to pull the trigger on).

You never know what your tenants are going to do under this weird time of eviction moratoriums, government intervention, rent strike talk, etc.

I hired an attorney but he hasn't been able to get possession of the house but, I've been awarded an intervention into the case.  

It's not going to do much to spur demand for the next few weeks at least.I expect there will be more direct intervention from the US government -- delay in filing taxes, bank holidays, perhaps a suspension of mortgage payments, anything to keep cash in people's pockets so they can afford necessities.
