While this surprisingly represents a pay back or ROI equal to 24 to 28 times the cost of the PCA in which event I can assure you this certainly isn't the norm for every PCA we provide, it does illustrate how a PCA designed to best serve a client's needs, conducted according to document ASTM E2018-15 Standard Guide for PCAs can often pay for itself and a whole lot more.

However I think the alternative virtues of agents have been illustrated quite well in this thread and for those reasons, your idea is a long time in the future, if ever, and the role of the agent today will still be around forever, at least in some capacity.

That is illustrative of the fact that everyone thinks its great to have one, til they have to pay all the costs associated with it even though they dont use it, then let it lapse instead of incurring those costs year in and out.

@Roy Gottesdiener I'm an appraiser in the Tampa Bay area and it's actually not a requirement for the addition to be permitted for appraisal purposes, however, most lenders will then require the appraiser to use a comparable with a non permitted addition or bedroom in order to illustrate the marketability of the non permitted portion of the home.
