If they are a US citizen, you certainly can get them to fill in an application.

Alternatively, every Canadian citizen is entitled to one free pull of their credit report per year - however, you will need to submit an application via snail mail to take advantage of this service.

(you decide this figure...I usually ask for 4x) times the stated rent and show no negative credit reports and co-signer must be US Citizen or legal resident.Will you deny rental if any of these are on the applicants credit/rental history:---past due rent or an outstanding balance ---prior/current landlord gives a negative reference or refuses to give a reference ---Three (3) or more 72-hour notices within a period of one year ---Three (3) or more NSF checks within a period of one year.

No matter how much screening you do or rules you have in the rental agreement, your tenants can be a contributing factor.I'd rather improve a neighborhood with involved citizens, grant money, the support of the city, and relationships with other landlords than have it legislated.

@Jeff L.As long as your a U.S. citizen or legally here (guessing you are) you should be able to get a loan as an investment or 2nd home in any state.
