Moisture is usually the biggest problem esp in high humidity.

Swamp coolers may be affective enough, just remember they are pumping even more moisture into the house on top of the natural humidity.

I personally don't like any growing in my rentals because of the water, heat, humidity are all negatives to a healthy house.

If you don't mind humidity central FL is the best opportunity for flips and rentals in the state.

Depends on location.Down here in South Florida with the humidity and heat, carpets can be gross.I love to buy properties with carpets over terrazo. 

The "South" plus "Humidity" = never gonna happen.

I noticed that we have an elevated humidity level in the basement (70% on a relatively non-humid day).

Most days we have high humidity, but our temps usually stay low(80day-60night), so many people don't use AC even if they have it.
