I’m looking to buy land in Tennessee, but I live in New York and know nothing about what neighborhoods in Tennessee to look at and which to stay away from.

Their main sales pitch is that they will teach you how to make more money by charging your investors double the industry average acquisition fee.  

I would charge them $5,000 with the ability for them to earn back $2,500 and I'd have a call with them every other week to guide them on how to find deals and money lenders and how to get the properties fixed up and get them refinanced, etc.

How to match them and where to get them?

Find something most everyone enjoys that is also unique to your community.

@Toby FellowsYou are correct, you need to ‘hang’ your license under a broker in order to practice real estate, and most brokerages require you to become a member of the National Association of Realtors as well.While you are preparing and taking your courses, contact several brokers and interview them to find out who might be a good fit.

I mean how else would Sellers (or even perhaps buyers) know that you own a neighborhood?

With an STR, it has to be absolutely clean, a guest does not want to find evidence of prior guests at all.
