I am partnered with a contractor who comes out to look at houses with me, so that does help.

Are there any key questions that you’ve found particularly helpful for getting constructive feedback?

The proposed rent from the income property can possibly help you qualify as well. 

Your realtor can give you all the actual sales comps to help you see the difference between the listing price and the actual sales price.I however do have a little contrarian advice. 

Considering the area  I am not sure how this poster's LTRs are going, but I own 2 in the area and have helped multiple investors buy and then lease their LTRs in the Buda/Kyle area as well - all are cash flowing.

(I assume trying to get free leads or market their name as the local expert.)If no one at your broker will help, reach out to new realtors.
