This leaves friends/relatives wanting to help you out (emotional based investing) or people unsophisticated and naive (likely disciples of a currently heavily promoted guru).When I, or any other investors (with significant capital) I know of invest, either equity or debt), we only consider deals where (1) the “sponsor”, or borrower have a significant investment of their own capital, unless they’ve owned the property many years.

I wouldn't necessarily say that this shift is here to stay, but we definitely have to make some changes to our acquisition process to accommodate creative deals and novations.This shift is due to the saturation of the major markets, resulting in newcomers in the business offering too much for properties and not delivering on those promises, realtors promising too much for listings only to have them heavily decreased or canceled six months later, and the small increase in supply that we have experienced since the beginning of the year.But yes!

I think they're having as large, or larger impact, than an employee with lots of stock that may or may not be vested for some time. correct in certain area it's known the area is being purchased heavily by asian investors
