From an investing standpoint, the three circumstances I would renovate are if the bathroom is deficient (eg. rotting subfloor) or anachronistic (eg. pink 50's tile) or it would result in an increase in rent.

However, the vacancy rate in Yakima is always very seasonal due to the significant amount of migrant workers that arrive every fall for harvest season and then leave when the harvest is done.
