I also don't recommend buying out of state for your first deal, unless your willing to move and hardcore study a new area (which isn't hard, talk to locals and walk said area at 10pm at night on a weekend) Be careful with your first purchase because the first one leads to the second one and if you fail the first one...it's not fun (trust me).

There are different levels of crazy who cannot take care of themselves, criminals who earn sporadic low income from violent crimes and reselling drugs and fake drugs and tainted drugs, those who's personalities will never let them hold a job for very long, the low IQ who cannot be expected to earn very much from their efforts, the workshy lifelong generational loafers, those down on their luck at the moment and the hardcore alcoholics and drug addicts (plus probably more types).Since they are not a monolith, a monolith solution will not solve the problem.

Hi @Christine Swaidan,The harder you emphasize you are getting bids from multiple contractors and hardcore shopping to get the lowest price and quality, the less time any reasonably intelligent person should expect any reasonably intelligent contractor to put into any particular bid.A family member of mine is a high service, high quality GC, always available via cell.

I've noticed the typical Silicon Valley hard-core tech startups have a disproportionately high male to female employee ratio, a large portion of engineers hold advanced degrees from big-name tech schools like Stanford and MIT, the C level execs all have extensive tech background even the ones that deal with the business side, etc. checking out online reviews is actually not that straightforward and without traps.
